Bees on Commercial Premises: Relocation, Not Treatment

The short answer

  • Identify before you act. Honey bees are relocated wherever it is practical. Wasps and hornets are treated. Bumblebees and solitary bees are usually left alone to finish the season.

A call about bees on a commercial site is usually a call about one of four completely different insects, with four different correct responses. Getting that identification right is the difference between relocating a valuable honey bee colony and treating a defensive wasp nest above a fire exit, and between an appropriate intervention and a wholly unnecessary one.

Is it actually bees?

Often not. The single most useful thing a site team can do before calling anyone is take a photograph from a safe distance and note where the insects are entering. Those two pieces of information usually settle the identification, and they change what happens next entirely.

The behavioural tell that matters most is traffic pattern. Honey bees produce a constant, purposeful two-way stream at a single small entrance, and it looks organised. Wasps come and go less predictably and become noticeably more defensive as the season progresses. Why are honey bees relocated rather than treated?

Because a honey bee colony is a managed agricultural asset with real value, a pollinator with a genuine role in the wider environment, and in most situations it can be moved rather than destroyed. Treating a honey bee colony that could have been relocated is a waste, and on a site with any public-facing sustainability commitment it is also a reputational misstep that is easily avoided.

There is a practical argument as well. Treating a colony inside a wall or roof void kills the bees and leaves the comb, the honey and the brood in place. That residue then ferments, attracts secondary pests, and honey can seep through plaster and staining onto internal finishes. On a food site the residue is a further problem in its own right. Relocation, where practical, avoids all of it.

The part people are not told about treated colonies

The bees are the easy part. The comb, brood and stored honey left inside a cavity after treatment are what causes the lasting problem: fermentation, staining, seepage through internal finishes and a secondary attraction for other insects. If a colony inside a structure has to be treated, plan for comb removal and cleaning as part of the job rather than as a surprise afterwards.

Honest limits apply. Relocation needs safe access to the colony, a practical route to lift the comb, and a beekeeper willing and able to take it. A swarm on a low branch is straightforward. An established colony forty feet up inside a cavity wall on a live hospital or food production building may not be relocatable at all, and in that case the decision has to be made on risk with the reasoning recorded.

What is the difference between a swarm and an established colony?

Time and location. A swarm is a colony in transit, usually a large cluster hanging on a branch, wall, fence post or sign while scout bees look for a permanent home. It has no comb, no brood and nothing stored, and it very often moves on by itself within a day or two.

That matters commercially because a swarm on a customer-facing area looks alarming and frequently needs nothing more than a cordon and a little patience. A swarm is also at its least defensive at this stage, having no nest to protect. The correct response is usually to keep people back, avoid disturbing it, and get it collected or let it move.

An established colony is a different proposition. It is inside a cavity, has built comb, is raising brood and storing honey, and it is not going anywhere. Established colonies in commercial buildings are typically found in wall cavities, soffit and eaves voids, chimney stacks, flat roof voids and occasionally inside disused plant. Getting one out is a building access job as much as a bee job, which is why it needs surveying rather than quoting over the phone.

What should the site team do, and not do?

Keep people away, gather information, and resist the urge to intervene. Almost all of the harm done in the first hour of a bee incident on a commercial site is done by well-meaning improvisation.

Immediate steps on a commercial site

  • Cordon the area and keep staff, customers and contractors at a sensible distance from the entry point or cluster.
  • Photograph the insects and the entry point from a safe distance, because that is what settles the identification.
  • Note whether traffic is a steady stream at one point or scattered, and whether you can see a grey papery nest.
  • Check whether anyone nearby has a known sting allergy and make sure supervisors know.
  • Close windows and any air intake near the activity, and divert pedestrian routes rather than trying to move the insects.
  • Do not spray anything, block the entrance or attempt to smoke them out. Blocking an entrance drives an established colony further into the building.
  • Do not hose a cluster or disturb it to make it move, which turns a calm swarm into a defensive one.
  • Log the date, location and observation in the site pest file, because it is relevant if activity recurs at the same void next season.

The point about blocking an entrance deserves emphasis. Sealing the outside entry of an established colony in a cavity does not remove the colony, it makes the bees look for another way out, and on an occupied building that route is often into an interior space.

Where does the safety and legal position sit?

Bees are not protected in law in the way that some wildlife is, but the professional and practical constraints are real and there is a clear duty of care to the people on your site.

The immediate safety issue is sting allergy. For most people a sting is painful and unremarkable, but for anyone with a known allergy it can be a medical emergency, which is why an active colony next to a doorway, a fire exit or an outdoor eating area is a risk that has to be assessed rather than tolerated. The professional constraint is competence and product use. Any treatment applied to a wasp, hornet or non-relocatable bee colony sits under COSHH with a product-specific assessment, and where it is at height or in a confined void the method statement has to reflect that. Survey, identify, decide, act, and where a structure is involved, reinstate. The decision point in the middle is the part that distinguishes a good contractor from a spray-first one.

The sequence on a commercial site

1  Identify the species properly

On site or from clear photographs. This determines everything that follows, and it is the step most often skipped when someone assumes bees and treats wasps, or the reverse.

2  Assess the risk and the location

How close is the activity to people, food, fire exits and air intakes. A colony in a remote boundary wall and the same colony above a serving hatch are not the same job.

3  Decide relocate, treat or leave

Honey bees relocated where practical. Bumblebees and solitary bees normally left to finish the season. Wasps and hornets treated where they present a risk. The reasoning recorded either way.

4  Relocate with a beekeeper where practical

Access arranged, the colony and comb lifted where the structure allows, and the bees rehomed. Swarms are usually straightforward. Cavity colonies depend entirely on access.

5  Treat and clear where relocation is not possible

Treatment under COSHH assessment, followed by comb and honey removal and cleaning, because leaving comb inside a cavity creates the secondary problem.

6  Proof the void and document

The entry point closed once the colony is out, because a void that has held a colony is attractive to the next swarm. Findings, decision and method recorded for the site file.

That final proofing step is the one that stops the problem repeating. Bees locate cavities partly by residual scent, so a soffit void or chimney that has held a colony is a preferred site for a future swarm unless the entry is closed properly.

Frequently asked questions

How do we tell bees from wasps before we call anyone?

Look at the traffic and look for a nest. Honey bees produce a steady, purposeful two-way stream at a single small entrance and are golden brown and hairy. Wasps are bright yellow and black, smooth, with a narrow waist, and build a visible grey papery nest. A photograph from a safe distance plus a note of the entry point is usually enough for us to confirm.

Will you relocate a honey bee colony rather than treat it?

Should we block the hole the bees are using?

It also traps brood and stored honey inside the void, which creates the fermentation and staining problem later. Leave the entry open until the colony has been dealt with.

We have bumblebees in a cavity by a doorway. Do they need treating?

Usually not. Bumblebee colonies are small, comparatively docile, and die out naturally at the end of the season without reusing the site. Where the nest sits directly on a busy route or beside an outdoor eating area, the practical answer is normally to divert people around it for the remainder of the season rather than to treat.

What happens to the honeycomb if a colony has to be treated?

It has to come out, and that should be part of the job rather than an afterthought. Comb, brood and stored honey left in a cavity ferment, attract secondary insects and can seep through internal finishes and stain plaster. Where a colony inside a structure is treated, plan on comb removal, cleaning and then proofing the entry point.
