Commercial Pest Control

Pest Control

One supplier for every pest, every site, every audit. IPS combines bird, insect, rodent and wildlife control into a single audit-ready commercial programme — built around your premises, your sector and your contracts.

One supplier. Every pest. Every site.

Most commercial sites need more than one specialist. The same building that has a wasp nest in spring has a rat sighting in autumn, a bedbug callout from a returning guest, a fox in the bin store at 3am and a squirrel in the loft come December. Most pest contractors handle one or two of those well. We handle every one of them, on the same contract, with the same audit standard.

IPS delivers integrated pest-management programmes that cover the full commercial pest spectrum — commercial bird control, insect treatment, rodent monitoring and humane wildlife management — under a single point of contact, a single set of documentation, and a single escalation route. From a one-off treatment to a 100-site FM contract, the standard stays flat.

Every protocol is COSHH-assessed, biocide and CRRU compliant, fully aligned with the Bird · Insect · Rodent · Wildlife 1981 and the Wild Mammals (Protection) Act 1996, and backed by audit-ready records that BRC, AIB, EHO and the major retailer specifications all accept — every visit, every site, every report.

Bird Control & Proofing

Pigeons, gulls, starlings and corvids cost UK commercial sites millions every year — in cleaning, structural damage, contaminated stock, blocked HVAC and reputational hits. Bird control is also the only pest discipline where wildlife law restricts most of what an untrained operator can legally do.

IPS runs a full commercial bird-control programme: spikes, netting, post & wire, bio-acoustic deterrents, kite systems, solar panel proofing, guano sanitisation, and licensed lethal control where genuinely required — all to the letter of the Bird · Insect · Rodent · Wildlife 1981.

Insect Treatment & Management

Wasps in the staff yard. Ants in the prep area. Flies in the EHO walk-around. Bedbugs in a hotel room before tonight’s arrival. Stored-product insects in a 50-tonne rice bin. Insects move faster than any other pest category and they trigger the most regulatory contact — particularly in the food sector.

IPS treats with BRC-grade EFK installations, targeted gel and granular bait protocols, residual chemistry where COSHH-justified, and chemical-free heat treatment for bedbugs. Every treatment is risk-assessed, every product HSE-approved, every visit logged for the auditor.

One contract. Every pest. Every site.

Most pest contractors specialise. Most clients still need more than one pest dealt with. With IPS the same team, the same paperwork and the same escalation route handles bird, insect, rodent and wildlife — even if only one of them is active today.

Rodent Control & Monitoring

A single rat sighting closes shops voluntarily before the EHO arrives. Mice gnaw cabling and trigger fire investigations. Multi-site retail estates fail audits on a single uncontrolled box. Rodent control is rarely about the rat in the room — it’s about the system that proves nothing else has been there.

IPS deploys tethered, lockable, tamper-resistant bait stations across every commercial site — numbered, mapped, photographed, visited on schedule. Indicator-bait monitoring catches activity before sightings; structural proofing stops the next intake. Full CRRU stewardship throughout.

Wildlife Management

Foxes patrolling the bin store. Grey squirrels in the loft chewing cabling. Moles ruining the sports surface ahead of a fixture. Commercial wildlife is the discipline most contractors avoid because the legal framework is specialist — the Wild Mammals (Protection) Act 1996, the Spring Traps Approval Order, the Invasive Alien Species Order. We don’t avoid it; it’s built into our service.

Fox deterrent and bin-store hardening. Grey squirrel control with approved spring traps and full structural exclusion. Mole trapping with Duffus and scissor traps. Every protocol humane, lawful and audit-documented.

Compliance, Audit Support & Training

When the auditor walks in — BRC, AIB, EHO, M&S, Tesco, Sainsbury’s, your insurer — they want to see a system, not a story. Pest control is the easiest discipline to fail an audit on if the documentation isn’t there. It’s also the easiest one to ace, if it is.

IPS includes site plans, RAMS, COSHH, treatment records, action close-out logs, escalation history, photographic evidence and BPCA-compliant reports as standard — not an upgrade. We also deliver staff pest-awareness and identification training to client teams across the food sector.

Multi-Site & FM Contracts

IPS is the preferred specialist supplier on multi-site pest contracts for retail (40+ stores), automotive (9+ years on Fords), social housing, food processors and FM partners. The reason FM partners ask us back is that the documentation, response times and audit performance stay flat as the site count grows.

Every site gets a unified plan, monthly KPI reporting, single-point escalation and a named technician where possible. Whether the contract is 5 sites or 100, across England, Scotland and Wales — the standard doesn’t shift.

Every site, every visit, every report.

Integrated Pest Management — the IPS standard

Inspect, identify, monitor

Every site starts with a structured survey: species ID, source mapping, harbourage assessment, conducive conditions. Monitoring traps and indicator baits collect evidence between visits. The data drives the response, not the reverse.

Exclude, deter, treat

Structural exclusion first — sealing the gap, the vent, the gutter, the panel edge. Deterrents next — spikes, kites, bio-acoustics, bait stations, EFKs. Targeted treatment only where the inspection and risk assessment justify it.

Document, report, audit

Every visit produces a written report. Every action is logged. Every recommendation is followed through with the site contact — and where it isn’t, escalated. The audit pack is built before the auditor arrives.

Developing the future of pest management

From AI-vision EFK fly killers to IoT-connected rodent monitoring stations and contraceptive bait research for grey squirrels, IPS field-tests new pest-management technology with R&D partners across the UK — so what we deploy today stays effective tomorrow.

Audit-ready documentation at every site

When the auditor walks into your building — BRC, AIB, EHO, M&S, Tesco, your insurer, your end-client’s end-client — they want to see a system, not a story. Every IPS site has live site plans, numbered tethered bait-station maps, monitoring trap maps, catch counts by species, treatment records, RAMS, COSHH, CRRU stewardship logs, action close-out, escalation trail, photographic evidence and BPCA-compliant reports — the auditor can pull it up and tick it off without a single phone call.

We back it up with seven independent accreditations — BPCA, Safe Contractor, Construction Line, CHAS, IPAF, CSCS and Prompt Basis Register — and an unbroken delivery history on multi-site contracts under all the major retailer specifications.

About Commercial Pest Control

Frequently asked questions

Can IPS handle every pest under a single contract?

Yes. Humane deterrents — spikes, netting, post & wire, sonic and visual scarers — are entirely legal. What’s illegal is killing, injuring or interfering with nesting wild birds without the right licence in place. We do all our work to the letter of the Bird · Insect · Rodent · Wildlife 1981.

How is IPS different from a national pest contractor?

National contractors generally compete on price, which means technicians have less time per site, more sites per route and tighter scripts. We trade some of that scale for site time, technician continuity and direct escalation. Most of our work comes from contracts the nationals had first.

How much does a commercial pest-control contract cost?

Single-site commercial monitoring contracts typically start from £45–£75 a month. A 40-store retail estate with full multi-pest cover, BRC reporting and reactive call-outs runs into five figures annually. Specialist work like loft clearance, heat treatment and structural proofing is quoted separately. Every survey produces a costed proposal up front.

Do you only treat reactively, or is it preventative?

Preventative first — tethered monitoring, scheduled visits, structural exclusion. Reactive call-outs are part of every commercial contract but they’re a backup, not the plan. The cheapest pest is the one that didn’t establish.

Do you cover the whole of the UK?

Direct field service is North-West focused (Liverpool, Manchester, Cheshire, Merseyside, Lancashire, Yorkshire). Multi-site programmes are delivered nationally through our FM partner network with consistent reporting standards on every site — bird control specifically is fully nationwide for IPS.

Can you work with our existing FM provider?

We do it all the time. We act as a preferred specialist supplier to a number of national FM providers, with the documentation, accreditations and vetted-contractor status they require. Talk to us about how we can slot into your existing supply chain.

Do you provide pest-awareness training for client staff?

Yes — we deliver pest-awareness and identification training (toolbox talks and structured sessions) particularly for food-sector clients. Trained staff catch issues earlier, escalate correctly, and reduce the reactive cost of every contract.

What documentation do we get with a pest-control contract?

Site plans, numbered tethered bait-station maps, monitoring trap maps, catch counts by species, treatment records, RAMS, COSHH, CRRU stewardship logs, action close-out, escalation trail, photographic evidence, BPCA-compliant reports. Every line a BRC / AIB / EHO auditor asks for — and several they haven’t thought to ask for yet.
