When rats or mice have been in a roof void or loft for any time, the contamination becomes the bigger job — insulation soaks up urine, faeces and body oils; cables get gnawed; the smell carries down to occupied rooms. Cleaning has to come first or the next residents arrive in days.
IPS offers full loft clearance, deep clean, sanitisation and reinstatement — contaminated insulation removed and disposed of correctly, structure cleaned and treated, new insulation reinstated to your spec. We coordinate with electricians where wiring needs replacing, and we proof every entry route before signing off.
Building Proofing & Exclusion
Treatment without proofing is a contract for life — rodents follow the same routes as the ones we just removed. Every commercial proofing survey identifies the entry points, the conducive conditions and the structural fixes needed to stop the cycle.

How quickly can you respond to a rodent sighting?
Yes. Humane deterrents — spikes, netting, post & wire, sonic and visual scarers — are entirely legal. What’s illegal is killing, injuring or interfering with nesting wild birds without the right licence in place. We do all our work to the letter of the UK Code of Best Practice 1981.
How often should commercial bait stations be serviced?
Standard food-grade and high-risk sites: every 4–6 weeks. Lower-risk commercial sites: 8–12 weeks. Multi-site retail with monitor-only boxes: monthly with reactive top-up. We tune the schedule to your audit cycle, not a one-size-fits-all calendar.
How much does a commercial rodent contract cost?
Single-site commercial monitoring contracts typically start from £45–£75 a month. A 40-site retail estate with full monitoring, reactive cover and BRC reporting runs into five figures annually. Loft clearance and sanitisation is quoted separately and depends entirely on the contamination level and roof access.
Do you only use rodenticides?
No — rodenticide is a regulated last resort under CRRU. We start with monitoring, snap traps and indicator baits, and only deploy active rodenticides where the inspection and risk assessment justify it. Sensitive sites (food prep, schools, healthcare) often run monitor-only for years.
Do you cover the whole of the UK?
Direct field service is North-West focused (Liverpool, Manchester, Cheshire, Merseyside, Lancashire, Yorkshire). Multi-site programmes are delivered nationally through our FM partner network with consistent reporting standards on every site.
Can you work with our existing FM provider?

Can you handle the loft clearance after the rodents are gone?
Yes — full clearance, deep clean, sanitisation, contaminated insulation removal, and reinstatement to your spec. We coordinate with electricians for any cable damage and proof every entry route before sign-off. No-one wants to call a second contractor for the cleanup.
